Postwar homes in Fuller Heights and Carolina Pines
Fuller Heights, across Lake Wheeler Road from the park, was platted in 1928, but most of its modest homes were built in the 1950s. Carolina Pines, south of I-40, was platted in 1946 and built around 1950 as one of Raleigh’s early postwar suburbs. Insurance companies ask about the roof, wiring, plumbing and heating in homes of that age, and updates with dates can widen your options.
With new investment around the park, some owners are renovating or rebuilding. Tell your insurance company before major work, especially if you will move out, raise the dwelling limit when the project is done, and make sure a house under construction has builder’s risk coverage.
Caraleigh’s mill condos and new apartments
Caraleigh grew up around the Caraleigh cotton mill and its workers’ duplexes. The mill ran until 1999 and was then converted into the condominiums that are there today. Condo owners need an HO-6 policy for interior finishes, belongings, liability and loss assessments, matched to what the association’s master policy covers.
New apartment buildings are going up near the park. Renters should know the landlord’s insurance covers the building, not your belongings or your liability, and owners who rent out a duplex unit or a house need a landlord (dwelling fire) policy rather than a homeowners policy.
Walnut Creek and stormwater
The Walnut Creek Greenway runs through Caraleigh, and the City of Raleigh’s Dix Edge area study lists the health of the creek and stormwater among the area’s concerns. Rising water from a creek or heavy rain is flood, which homeowners, condo and renters policies exclude. NFIP flood policies generally have a 30-day waiting period, and water backing up through drains needs its own water backup coverage.
Lake Wheeler Road work and park crowds
The city is rebuilding Lake Wheeler Road between South Saunders Street and Maywood Avenue into a complete street with sidewalks, a bike path on the park side, roundabouts and a lower speed limit, with construction expected to take about two years. Detours and work zones are a good reason to check collision coverage and rental reimbursement.
Dix Park hosts classes, cultural events and community festivals year-round. Organizers and vendors are often asked for proof of general liability or event coverage and certificates naming the venue, and we can issue those quickly.
Every policy is different, and exact coverage depends on the insurance company and the options you choose.

FAQ
Insurance questions from Dix Park / Lake Wheeler Road
Does my homeowners policy still cover my house during a renovation?
Usually, but tell your insurance company first, especially if you will move out. Many policies limit coverage once a home is vacant or unoccupied for an extended period, and the dwelling limit should be raised when the work is finished.
I live in one side of a duplex and rent out the other. What policy do I need?
Tell your insurance company about the rental. Depending on the company and the setup, an owner-occupied two-family home may be written on a homeowners policy that allows a rental unit, or you may need a landlord (dwelling fire) policy. Your tenant should carry renters insurance.
Does homeowners insurance cover flooding from Walnut Creek?
No. Flooding from a creek or heavy rain is excluded from standard homeowners, condo and renters policies. A separate flood policy is needed, and NFIP policies generally take effect 30 days after purchase.
