A business owners policy for Raleigh small businesses

A business owners policy, or BOP, packages the core coverages most small and mid-sized businesses need into one policy: commercial property for your building or the space you lease, your equipment, inventory and furniture; general liability for injuries and property damage to others; and business income coverage to help replace lost income after a covered loss forces you to close temporarily.

BOPs are a common fit for offices, retail shops, restaurants, salons and many contractors and service businesses around Raleigh and the Triangle. Whether a business qualifies depends on its size, type of operations and the insurance company, and we compare several to find the right home for yours.

Leases, contracts and certificates

Commercial leases in shopping centers and office buildings, including along Six Forks Road, Glenwood Avenue and Capital Boulevard, often require specific liability limits and ask that the landlord be named as an additional insured. Larger clients and general contractors may require the same. We build the BOP around those requirements, and our service team can issue certificates of insurance when you need them.

What a BOP doesn’t include

A BOP is a strong foundation, but it isn’t everything. Workers’ compensation is a separate policy, and North Carolina generally requires it once you have three or more employees, with some exceptions. Vehicles your business owns need commercial auto coverage. Professional liability, cyber liability and employment practices liability usually need their own policies or endorsements. Flood and earthquake are excluded from the property coverage.

We review how your business actually operates, then add what fits, such as equipment breakdown, hired and non-owned auto, a commercial umbrella or coverage for tools and equipment you take to job sites.

FAQ

Frequently asked questions

What is the difference between a BOP and general liability insurance?

General liability covers injuries and property damage you cause to others. A business owners policy bundles general liability with commercial property and business income coverage, often at a better price than buying them separately.

Does a BOP include workers’ compensation?

No. Workers’ compensation is a separate policy. North Carolina generally requires it once a business has three or more employees, with some exceptions.

What does Business Owners Insurance typically cover?

A business owners policy (BOP) combines commercial property and general liability coverage, giving many small and mid-sized businesses broad protection at a competitive price. Exact limits, deductibles and exclusions depend on the policy and the insurance company, so we review the details with you before you buy.

Do you only insure people in Raleigh or North Carolina?

Our office is in North Raleigh, and we work with neighbors across the Triangle every day. As an independent agency we also help clients nationwide when we have markets that fit.

How do I get a quote for business owners coverage?

Start the quick quote form on this page, call or text our office, or request a quote online. An advisor reviews every request and follows up — usually within one business day.

Will you compare more than one insurance company?

Yes. Shadow Lake is an independent agency, so we shop multiple top-rated carriers for you instead of selling a single brand. Availability depends on the coverage, your location and underwriting.

Do small businesses in North Carolina need workers’ compensation?

North Carolina generally requires workers’ compensation once you have three or more employees, with some exceptions. Rules vary by business type — ask us if you’re unsure how they apply to you.

What’s the difference between general liability and a BOP?

General liability focuses on third-party injury and property-damage claims. A business owners policy (BOP) often packages liability with business property. We’ll help you see which structure fits.
