Homes from the late 1980s through the early 2000s
Hedingham was built out from the late 1980s into the early 2000s, with starter homes, larger two-story houses, patio homes and townhomes. Many homes have reached the age when the original roof, water heater and HVAC system have been replaced or soon will be. Roof age is one of the biggest factors in home insurance pricing and eligibility, so have the year of your last roof replacement handy.
Homes built before the mid-1990s may have polybutylene plumbing, the gray plastic supply lines that some insurance companies decline or surcharge. If yours has been replumbed, keep the paperwork.
Patio homes, townhomes and the HOA
Whether a patio home or townhome needs a homeowners (HO-3) or a condo-style (HO-6) policy depends on what the association insures, so we read the HOA documents before recommending one.
The community shares pools, an athletic center, tennis courts, lakes and parks. If the association has a large uninsured loss or a lawsuit, it can assess owners, and loss assessment coverage on your homeowners or condo policy helps pay your share.
Golf course lots and community lakes
The 18-hole Hedingham Golf Club course, which opened in 1991, runs through the neighborhood, so homes along the fairways see the occasional stray golf ball. We’ll explain how your homeowners policy treats broken glass and siding damage.
The community lakes and ponds are popular for walks and fishing. Water near your home, a pool or a trampoline adds liability exposure when kids and guests are around, and an umbrella policy adds a layer of protection above your home and auto limits.
The Neuse River and New Hope Road
The Neuse River Trail follows the river east of the neighborhood. Homes in low areas near the river and the creeks that feed it should talk with us about flood insurance, which homeowners policies exclude. NFIP policies generally take effect 30 days after purchase.
New Hope Road is a major north–south road through northeast Raleigh, and the city has added fully protected left turns and other safety changes at its intersection with Buffaloe Road after repeated crashes there. It’s a good reason to review your liability and uninsured motorist limits.
Every policy is different, and exact coverage depends on the insurance company and the options you choose.

FAQ
Insurance questions from Hedingham / New Hope
Do I need HO-3 or HO-6 insurance for a Hedingham townhome or patio home?
It depends on your HOA. If the association insures the building exterior and structure, an HO-6 style policy is usually the fit. If you own and insure the whole structure, you need a homeowners (HO-3) policy. Send us your HOA’s insurance section and we’ll confirm.
Who pays if a golf ball breaks my window?
It depends on the facts and local rules. Many homeowners simply file the damage under their own policy or pay it themselves because the cost is below the deductible. We can walk you through the options for your home.
What is loss assessment coverage?
If your HOA has a large loss its own insurance doesn’t fully cover, such as damage to shared amenities or a liability judgment, it can charge owners a share. Loss assessment coverage on your homeowners or condo policy helps pay that charge, up to its limit.
