Two generations of North Raleigh homes

Neighborhoods around North Ridge Country Club and the southern end of Falls of Neuse Road were largely built in the 1970s and 1980s, with brick and wood-sided homes on wooded lots. Farther north, Falls River and Bedford at Falls River were built from the late 1990s on as planned communities with townhomes, single-family homes and a small town center on Falls River Avenue.

The insurance questions differ. Older homes get asked about roof age, plumbing and electrical panels; some companies decline or surcharge certain older panel brands until they are replaced. Newer homes are mostly about keeping the dwelling limit tied to today’s rebuild cost.

The Neuse River below Falls Lake

The Neuse River Trail starts at Falls Lake Dam and follows the river south past these neighborhoods. Homes near the river and its tributary creeks should talk with us about flood insurance, which standard homeowners policies exclude. An elevation certificate is optional for most NFIP policies today, but it can help in some cases and some private flood companies use one.

HOA pools, parks and shared spaces

Falls River and Bedford are built around HOA-maintained parks, pools and green space. If the association has a large uninsured loss or a lawsuit, it can assess owners, and loss assessment coverage on your homeowners or condo policy helps pay your share. Townhome owners should confirm whether they need an HO-3 or HO-6 policy based on the HOA documents.

Golf carts and club life

Golf carts are common around North Ridge Country Club and in neighborhoods where carts make short trips. Homeowners policies often cover a golf cart only on the golf course or at your home, so driving one through the neighborhood can leave a gap. A separate golf cart or off-road vehicle policy is the usual fix.

Every policy is different, and exact coverage depends on the insurance company and the options you choose.

FAQ

Insurance questions from Falls River / North Ridge

Will an older electrical panel affect my North Ridge home insurance?

It can. Some insurance companies decline or surcharge homes with certain older panel brands, such as Federal Pacific Stab-Lok or Zinsco. Replacing the panel, and keeping the permit and invoice, usually opens up more options.

Do I need an elevation certificate for flood insurance near the Neuse River?

Not usually for an NFIP policy, since FEMA’s current rating method doesn’t require one, but it can be used in some cases and some private flood companies ask for it. We’ll quote both NFIP and private options.

Is my golf cart covered by my homeowners policy?

Often only on the golf course or at your home, and liability coverage away from home may be limited. If you drive it on neighborhood streets, a separate golf cart or off-road vehicle policy is the safer choice.
