Brentwood / Capital Boulevard · Raleigh, NC
Insurance for Brentwood and the Capital Boulevard corridor
Brentwood is a northeast Raleigh neighborhood of ranch and split-level homes laid out from 1956 on, with Brentwood Road running through it to Capital Boulevard. Mid-century houses, a creek that can cover one of the city’s main roads and a corridor full of businesses shape the coverage questions here.

A postwar tract neighborhood
Brentwood was platted beginning in 1956 and built out into the early 1960s, mostly with brick and wood-sided ranches, split-levels and split-foyer houses on curving streets under mature trees. North Carolina’s historic preservation office describes it as a largely intact example of a postwar tract subdivision, and it was added to the state’s Study List for the National Register in 2018. That recognizes the neighborhood’s history; by itself it doesn’t change your insurance.
What insurance companies do ask about in homes of this age is the roof, the electrical panel, the plumbing and the heating. Original galvanized or cast-iron pipes and older panels can limit your options until they are updated, so keep the dates and invoices for any work you’ve done.
Split-level and split-foyer homes often have a lower level partly below grade, which is where a backed-up drain or a failed sump pump does the most damage. Water backup coverage is usually an add-on, not automatic.
Marsh Creek and Capital Boulevard
Marsh Creek runs north to south along the Capital Boulevard corridor, and the City of Raleigh’s Capital Boulevard North corridor study notes that it periodically rises above the roadway during very heavy rain, making Capital Boulevard temporarily impassable. Beaman Lake, near Brentwood Park, is one of a series of small lakes on a Marsh Creek tributary that help with stormwater control.
Homes in low spots near the creek and its tributaries should talk with us about flood insurance, which homeowners policies exclude. NFIP policies generally have a 30-day waiting period. If your car stalls in high water, the damage is covered only if you carry comprehensive coverage.
Commuting on Capital Boulevard
Capital Boulevard is one of the main routes between downtown, North Raleigh and Wake Forest, and the city’s corridor study found clusters of pedestrian and bicycle crashes at intersections including Brentwood Road. Solid liability limits and uninsured and underinsured motorist coverage matter on a road like this, and medical payments and uninsured motorist coverage on your auto policy can also apply when you are hit as a pedestrian or cyclist, depending on the policy.
Dealerships, repair shops and corridor businesses
The corridor is lined with car dealerships, auto repair shops, hotels, restaurants, light industrial buildings and warehouses. Dealers and repair shops need coverage for customers’ vehicles in their care, often called garagekeepers coverage, on top of general liability, and restaurants and warehouses each have their own property, liability and workers’ comp needs. We place all of them.
Every policy is different, and exact coverage depends on the insurance company and the options you choose.

FAQ
Insurance questions from Brentwood / Capital Boulevard
Does Brentwood’s historic Study List status affect my home insurance?
Not directly. Insurance companies rate the house itself: the roof, wiring, plumbing, heating and construction. Study List status recognizes the neighborhood’s history and doesn’t change your policy on its own. Updates you have made, with dates, are what widen your options.
What if my car is caught in high water on Capital Boulevard?
Turn around rather than drive into water. If your car is damaged by flooding, it is covered only if you carry comprehensive coverage, minus your deductible. Liability-only policies don’t cover damage to your own car.
Is water in my split-foyer’s lower level covered?
It depends on the source. A burst pipe is usually covered, water backing up through a drain or sump pump is covered only if you add water backup coverage, and surface water or creek flooding needs a separate flood policy.
