Wells, septic and acreage homes
Many Bayleaf homes sit on an acre or more and rely on a private well and a septic system instead of city water and sewer. Homeowners policies generally exclude mechanical breakdown and wear, so a well pump that simply wears out isn’t usually covered, while a pump damaged by lightning or a power surge may be. An equipment breakdown endorsement, where available, can fill part of that gap.
Septic failure from age or roots is usually excluded, and sewage backing up into the house needs water backup coverage.
Fire protection outside city limits
Homes outside Raleigh’s city limits here are generally served by Northern Wake Fire Department, which has a station on Six Forks Road. Insurance companies consider how far a home is from the responding fire station and from the nearest fire hydrant when they rate a policy, so have that information ready when we quote. Long private driveways and gates are worth mentioning too.
Barns, workshops, horses and ATVs
Detached garages, workshops, barns and run-in sheds are common on larger lots. A homeowners policy typically covers other structures at a set percentage of the dwelling limit, often 10%, which may not be enough for a big shop or barn. Horses, tractors, ATVs and UTVs bring their own liability and property questions, and if you board horses or sell produce, a farm policy may be a better fit than a homeowners policy.
Country roads, deer and Falls Lake
Two-lane roads like Six Forks, Norwood and Possum Track see deer crossing at dawn and dusk. Hitting a deer is generally covered under comprehensive, not collision, so carrying comprehensive with a deductible you can live with matters here. With boat ramps at Falls Lake nearby, a separate watercraft policy covers boats that a homeowners policy largely leaves out.
Every policy is different, and exact coverage depends on the insurance company and the options you choose.

FAQ
Insurance questions from Bayleaf / North Six Forks
Is my well pump covered by homeowners insurance?
It depends on what happened. Damage from a covered event such as lightning is often covered, while a pump that fails from age or wear generally is not. Some insurance companies offer equipment breakdown coverage that can help, so ask us which ones do.
Does being outside Raleigh city limits change my home insurance?
It can. Insurance companies look at the fire protection serving your address, including the distance to the responding fire station and to the nearest hydrant. We’ll compare several companies so you can see how your address is priced.
Is hitting a deer covered by my car insurance?
Usually, if you carry comprehensive coverage. Animal collisions are generally handled under comprehensive, minus your deductible. Liability-only policies do not cover damage to your own car.
