Crabtree Creek and flooding
The low ground along Crabtree Creek near Glenwood Avenue is well known for flooding when the creek rises during heavy storms and the remnants of tropical systems. Parking lots and roads in the valley have gone under water more than once.
Standard homeowners, renters, condo and business property policies exclude flood. Flood insurance is a separate policy, through the National Flood Insurance Program or a private flood company. NFIP policies generally have a 30-day waiting period, with limited exceptions such as a new mortgage, so don’t wait for a storm in the forecast.
Hillside homes, apartments and condos
Around the valley you’ll find apartment communities, condos and established single-family homes from the 1960s through the 1980s on wooded, sloping lots off Lead Mine, Ridge and Edwards Mill roads. Sloped lots bring drainage questions, and homeowners policies generally exclude damage from earth movement and settling, which can affect claims involving retaining walls and foundations.
Water backing up through drains and sump pumps is also usually excluded unless you add water backup coverage.
Glenwood Avenue and Beltline traffic
Glenwood Avenue through the valley and the I-440 interchange are among Raleigh’s busier stretches, with frequent stop-and-go traffic. Collision coverage, rental reimbursement and solid uninsured and underinsured motorist limits all earn their keep here. If a car is caught in high water, damage is covered only if you carry comprehensive coverage.
Retail, restaurants and hotels
Shops, restaurants, hotels and medical offices around the mall depend on customers being able to reach them. Business income coverage usually applies only after covered physical damage, so a flood that is excluded from your property policy generally won’t trigger it either. Commercial flood insurance and a careful look at business interruption terms close that gap.
Every policy is different, and exact coverage depends on the insurance company and the options you choose.

FAQ
Insurance questions from Crabtree Valley
Does car insurance cover flood damage if my car is caught in high water?
Only if you carry comprehensive coverage. Comprehensive typically covers flood damage to the vehicle, minus your deductible. Liability-only policies do not cover damage to your own car.
Is there a waiting period for flood insurance?
NFIP flood policies generally take effect 30 days after purchase, with limited exceptions such as coverage required for a new mortgage. Private flood policies set their own waiting periods. Buying before storm season is the safest approach.
Does homeowners insurance cover a collapsed retaining wall?
It depends on the cause. Damage from earth movement, settling or poor drainage is generally excluded, while damage from a covered event such as a vehicle hitting the wall may be covered, often with limits for structures other than the house. We can review your policy wording.
