Millbrook / Spring Forest · Raleigh, NC
Insurance for Millbrook and the Spring Forest Road area
Before it was part of North Raleigh, this area was Millbrook Village, a farming community that grew up in the early 1860s around a gristmill on Marsh Creek and a station on the Raleigh-Gaston Railroad. Today Spring Forest Road ties its neighborhoods together, with Millbrook Exchange Park and Millbrook High School at the center.

Established homes and rebuilds
Millbrook was annexed into Raleigh over the years and grew into suburban neighborhoods. In some of them, older homes have been torn down and replaced with larger new ones.
For an older home, insurance companies look closely at the age of the roof, wiring, plumbing and heating, so have your update dates handy. If you are tearing down and rebuilding, the new house needs builder’s risk coverage during construction and a homeowners policy set on its full rebuilding cost once you move in.
Marsh Creek and heavy rain
Marsh Creek, the stream that gave Millbrook its name, runs through the area, along with smaller branches that feed it. Homes near the creek and its tributaries should be checked for flood risk. Flood is excluded from homeowners and renters policies, and NFIP flood policies generally have a 30-day waiting period, so it is worth deciding before storm season.
Mature trees on many lots mean tree-fall claims after summer storms. Policies often cap debris removal when a tree falls without hitting the house or another covered structure.
Millbrook Exchange Park and dogs
Millbrook Exchange Park, a city park of about 70 acres on Spring Forest Road next to Millbrook High School and Fire Station 15, is home to Raleigh’s oldest dog park, opened in 2003. If your dog injures a person or another dog, the liability coverage on your homeowners or renters policy generally responds, so limits above the minimum or an umbrella policy are worth a look.
Commutes on Capital Boulevard and the railroad
Spring Forest and Millbrook roads cross Capital Boulevard, one of North Raleigh’s busiest commercial corridors, and the railroad that once served Millbrook Village still cuts through the area. Busy intersections and shopping-center traffic are good reasons to review liability limits, uninsured motorist coverage and rental reimbursement on your auto policy.
Every policy is different, and exact coverage depends on the insurance company and the options you choose.

FAQ
Insurance questions from Millbrook / Spring Forest
We are tearing down an older house in Millbrook and building new. What insurance do we need?
During construction, a builder’s risk policy covers the structure being built, and your builder should carry general liability. Once you move in, the homeowners policy should be set on the new home’s full rebuilding cost, not the value of the old house or the lot.
Does my homeowners policy cover me if my dog bites someone at the dog park?
Generally, the personal liability part of a homeowners or renters policy covers injuries your dog causes to other people, including away from home, but some insurance companies exclude certain breeds or dogs with a bite history. We’ll check your policy and talk about higher limits or an umbrella.
My house is near Marsh Creek but not in a mapped flood zone. Do I need flood insurance?
It is worth considering. Flood is excluded from standard homeowners policies, and flooding happens outside mapped zones too. Policies for homes outside high-risk zones are often more affordable, and NFIP coverage generally starts 30 days after purchase.
