Landlord insurance in Raleigh, NC

Protect the property you rent to others.

What it is

Once a home becomes a rental, a standard homeowners policy may no longer fit. Rental property insurance, often called landlord insurance, covers the building and your liability as an owner.

Every policy is different, and exact coverage depends on the insurance company and the options you choose. We’ll walk you through the details before you buy.

What we can help you cover

  • Damage to the rental dwelling
  • Landlord liability protection
  • Loss of rental income after a covered loss
  • Coverage for appliances and property you provide

Why a homeowners policy is not enough for a rental

A standard homeowners policy is written for a home you live in. Once you rent the house, condo or townhome to a tenant, you usually need a landlord policy, often called a dwelling or dwelling fire policy, built for a property someone else occupies.

Your tenant’s belongings are not covered by your policy. We encourage landlords to require renters insurance in the lease so tenants have their own contents and liability coverage.

What landlord coverage can include

Dwelling coverage for the structure, other structures such as a detached garage or fence, landlord liability if a tenant or guest is hurt and you are blamed, and fair rental value or loss of rents if a covered loss makes the unit uninhabitable while repairs are made.

Policies differ. Some cover a short list of named perils, while broader forms cover more causes of loss. We compare the forms, not just the price, so you know what you are buying.

Triangle rentals we often see

From houses near NC State, Duke and UNC to townhomes in Cary, Morrisville and Wake Forest, rental owners in the Triangle range from first-time landlords with one property to investors with several doors. As your portfolio grows, an umbrella policy and an LLC review with your attorney become more important.

Short-term rentals through platforms like Airbnb are different again and usually need a policy written for that use.

FAQ

Frequently asked questions

Is landlord insurance required in North Carolina?

State law does not require it, but your mortgage lender almost certainly requires the property to be insured, and a homeowners policy may not respond once the home is rented.

Does landlord insurance cover lost rent?

Many landlord policies include or offer fair rental value coverage, which can replace rent you lose while a covered loss is repaired. It does not cover a tenant who simply stops paying.

What does Rental Property Insurance typically cover?

Once a home becomes a rental, a standard homeowners policy may no longer fit. Rental property insurance, often called landlord insurance, covers the building and your liability as an owner. Exact limits, deductibles and exclusions depend on the policy and the insurance company, so we review the details with you before you buy.

Do you only insure people in Raleigh or North Carolina?

Our office is in North Raleigh, and we work with neighbors across the Triangle every day. As an independent agency we also help clients nationwide when we have markets that fit.

How do I get a quote for rental property coverage?

Start the quick quote form on this page, call or text our office, or request a quote online. An advisor reviews every request and follows up — usually within one business day.

Will you compare more than one insurance company?

Yes. Shadow Lake is an independent agency, so we shop multiple top-rated carriers for you instead of selling a single brand. Availability depends on the coverage, your location and underwriting.

Is flood damage included in a standard homeowners policy?

Usually not. Most homeowners and renters policies exclude flood. If you need flood coverage in North Carolina or elsewhere, we can help you look at separate flood options.

Can I bundle home and auto?

Often yes. Many households save time and may qualify for multi-policy discounts by placing home and auto with compatible carriers. We’ll tell you what options apply to your situation.

Our office is on Six Forks Road in North Raleigh, and we help households and businesses across the Triangle and nationwide.
